Introduction

We aim to cater for the needs of as many visitors as possible, although children and pets are unfortunately not accepted.

The following statement is a summary of our provision in our 3 bedroom guest house. If you have any specific questions please feel free to call us and we will endeavour to help.

• There is a bus stop 200m away with services to Kendal, Keswick and Barrow. There are more frequent services to Bowness, Ambleside and Grasmere.

• The train station is 400m away. Although direct trains to Manchester do run, most services involve changing at Oxenholme(The Lake District) after a 20 minute journey for Main Line services.

• There are many local taxi services (details below), we can make a booking for you.

Arrival & Car Parking Facilities

• Normally there are spaces on either side of the road that fronts the house.

• There is no nearby dropped kerb.

• We can assist guests with luggage.

• Windermere is a few minutes walk away, all the usual shops and services are there - please ask for details.

Main Entrance & Reception

• The front gate has a step of 18cm and is 37cm wide. It has a latch and leads via a brick laid path to the front door.

• The front door has a step of 10cm and is 80cm wide. There is a further storm lip of 7cm. The door has a lever handle.

• The porch is laid with Hessian and leads to a stone step of 13cm.This also has a further lip of 7cm.

• The inner door has a round door handle and a push button bell that is 58cm off the ground. The door is 80cm wide.

• On entering our home the hallway is 97cm wide narrowing to 71cm for the radiator.

Public Areas - General (Internal)

• The corridors on this and all other floors are well lit with emergency lighting which is on 24/7.

• There is a short pile carpeting throughout the house with the exception of the breakfast room (details below).

• There are 14 stairs to a small landing where you turn 180' to a further 2 stairs.

• The stairs are 17cm high, 27cm deep and 74cm wide with a solid wood handrail to the left hand side.

• All doors are heavy self closing fire doors.

• Breakfast is served in a room on the ground floor, there are no steps.

• Guests sit at tables with an underspace of 62cm by 56cm. The height of the tables is 76cm.

• There are chairs without arms that can be moved.

• The floor is a wood veneer.

• By prior arrangement we are happy to accommodate any food intolerances or allergies and vegetarian preferences.

Bedrooms

• There are 3 bedrooms. Two on the first floor and one on the second floor.

• The door widths for the two double rooms on the first floor are 72cm. The double beds are 59cm high. The TV with DVD has remote control. There is a short piled carpet. Both rooms have an en-suite shower room.

• The Single Room is up a further 15 stairs. The door width for the Single Room is 72cm. The small double bed (122cm wide) is 50cm high. The TV has remote control. There is a short piled carpet.

• The double sized shower cubicle has an edge that is 23cm high.

• There is a tiny landscaped space in front of the house that is laid in brick and stone.

• This area has bench.

• There is a local park 250m away. Beyond this is Common Land and the entire National Park including the Dales Way nearby.

Additional Information

• Mobile reception is generally good though very patchy throughout the

Lake District.

• Evacuation is through the front door on hearing the alarm. If you

require assistance for evacuating please notify us on arrival.

• By law we are a non-smoking property.

The Library, which is open from 09:30 every day except Wednesday
